摘要: 在全球气候变暖问题日益严峻的背景下，低碳发展已上升为国家核心战略，绿色地产成为全社会低碳转型的重要载体。传统房地产行业具有全生命周期高碳排放特征，持续加剧生态环境压力与社会发展负担。推行低碳开发模式，不仅能够驱动低碳建筑材料的创新研发与规模化应用，还能有效赋能房地产经济高质量、可持续发展。本文系统梳理低碳地产模式的内涵与价值，深入剖析行业当前面临的现实困境，并据此提出具有实践参考意义的优化对策，以期为房地产行业绿色转型提供理论支撑与决策参考。

Abstract: Against the backdrop of increasingly severe global warming, low-carbon development has become a core national strategy, and green real estate serves as a vital carrier for the low-carbon transformation of the whole society. The traditional real estate industry is characterized by high carbon emissions throughout the entire life cycle, which continuously exacerbates ecological environmental pressure and social development burdens. Promoting low-carbon development models can not only drive the innovative research, development and large-scale application of low-carbon building materials, but also effectively empower high-quality and sustainable economic development. This paper systematically sorts out the connotation and value of the low-carbon real estate model, deeply analyzes the practical dilemmas currently faced by the industry, and puts forward optimized countermeasures with practical reference significance accordingly, so as to provide theoretical support and decision-making references for the green transformation of the real estate industry.
