旅游地产发展存在的问题及相关对策研究

Research for Tourism Real Estate Problems and Development Strategies

摘要: 随着休闲度假时代的到来，旅游产业的格局也在快速发生着变化，其中最显著的变化就是房地产企业大举进入旅游行业。房地产企业进入旅游行业将会对我国旅游产业的发展带来什么？是机遇还是挑战？本文通过对惠州旅游地产发展现状的调查，分析了旅游地产发展存在的问题，并对未来旅游地产的提出了若干建议。本研究认为，旅游地产是旅游产业进入休闲度假时代必然要出现的，是休闲度假旅游发展的内在要求，但当前我国的旅游地产发展有其特殊的背景。由于特殊的发展驱动因子，在推动休闲度假旅游快速发展的同时，也出现了一些问题，旅游地产的规范发展已经成为我国旅游产业发展的当务之急。

Abstract: With the advent of the era of leisure vacation, the structures of tourism industry are changing rap- idly. The most striking change among them is that real estate enterprises are entering tourism industry in a big way. What will it produce? Opportunities or challenges? We don’t know. In this study, we investigated the situations of tourism real estate in Huizhou,GuangdongProvince and analyzed the problems in it. We also proposed some suggestions for the development of tourism real estate. As conclusions, we consider that the tourism real estate is inevitable in the era of leisure vacation, and it is the internal demand of the development of recreational tourism. But there are special driving forces for tourism real estate development inChina, which promotes the development of recreational tourism, and produces some problems at the same time. So it becomes a major preoccupation for tourism industry inChinato standardize and develop tourism real estate.
