基于“好房子”背景下的国有房企高质量发展战略研究
Research on the High-Quality Development Strategy of State-Owned Real Estate Enterprises Based on the “Good Housing” Context
摘要: 随着我国房地产行业从“增量时代”进入“存量时代”,传统的“高负债、高杠杆、高周转”发展模式已难以为继。本文基于“好房子”建设要求,探讨国有房地产企业的高质量发展路径,围绕房地产行业从规模扩张向品质提升的转型趋势,结合国有企业特性与优势,从理念转变、业务重构、产品升级、管理创新四个维度构建发展框架,并提出保障措施,以期为国有房企转型升级提供理论参考和实践指引。
Abstract: As China’s real estate industry transitions from the “incremental era” to the “stock era”, the traditional development model of “high debt, high leverage, and high turnover” has become unsustainable. Based on the requirements for building “good housing”, this paper explores the high-quality development path for state-owned real estate enterprises. Focusing on the industry’s shift from scale expansion to quality enhancement, and considering the characteristics and advantages of state-owned enterprises, it constructs a development framework from four dimensions: concept transformation, business restructuring, product upgrading, and management innovation. In addition, it proposes safeguard measures, aiming to provide theoretical references and practical guidance for the transformation and upgrading of state-owned real estate companies.
