基于养老社区差异化发展路径探析

An Analysis of Differentiated Development Paths for Retirement Communities

摘要: 针对养老社区行业同质化竞争、服务供需错配、盈利模式单一、医养结合不充分等问题，以泰康之家、万科随园、亲和源为案例，运用波特五力模型与本土化重构的CAVV模型(核心需求–联盟行业–价值实现–合作增值)，对养老社区差异化发展路径进行研究。波特五力分析结果表明，养老社区行业整体竞争激烈，进入壁垒较高且替代品威胁显著的竞争态势。CAVV模型分析进一步揭示，泰康之家依托保险资金与自建医疗资源，形成“高端医养闭环”的高溢价路径；万科随园凭借物业场景与社区嵌入式网络，走通“普惠便捷、规模覆盖”的大众化路径；亲和源则聚焦会员制与生活方式运营，构建“定制化、强社群”的品质享老路径。基于上述发现，本文从精准定位、跨行业服务联盟构建以及运营价值闭环捕获三个层面，提出覆盖高净值、中产及普惠客群的分层差异化竞争策略。

Abstract: In response to the prevalent issues in the elderly care community industry—namely homogeneous competition, mismatch between service supply and demand, single profit models, and insufficient integration of medical and elderly care—this study investigates differentiated development pathways for elderly care communities using Taikang Community, Vanke Suiyuan, and Qinheyuan as case examples. The analytical framework integrates Porter’s five forces model with the locally reconstructed CAVV model (core demand - alliance with industries - value realization - value-added cooperation). The Porter’s five forces analysis reveals that the elderly care community industry faces intense competition, with high entry barriers and significant substitution threats. The CAVV model analysis further discloses that Taikang Community, leveraging insurance capital and self-built medical resources, forges a high-end integrated medical-elderly care closed-loop premium pathway; Vanke Suiyuan, capitalizing on property management scenarios and community-embedded networks, pursues a popularization-oriented mass-market pathway; while Qinheyuan, focusing on membership systems and lifestyle operations, constructs a customized quality-oriented aging pathway. Based on these findings, this paper proposes stratified differentiated competition strategies covering high-net-worth, middle-class, and inclusive customer segments from three dimensions: precise positioning, cross-industry service alliance building, and operational value closed-loop capture.
