上海市老旧社区空间闲置现状与改善对策研究——以欧阳路街道社区为例

Research on the Current Status and Improvement Strategies of Idle Spaces in Old Urban Communities in Shanghai—A Case Study of the Ouyang Road Subdistrict

摘要: 随着上海迈入存量更新阶段，老旧社区闲置空间活化成为优化社区多方协作的关键议题。基于社区治理视角，聚焦虹口区欧阳路街道社区空间闲置难题，剖析社区存量闲置、设施衰败、园社割裂、供需错配四类现实困境，依托毗邻鲁迅公园文旅资源，提出园社联动、轻量化改造、差异化运营的活化路径，构建低成本、可长效的空间治理体系，旨在为超大城市老旧社区开展存量空间活化、优化社区服务、推进15分钟生活圈建设提供实践参考。

Abstract: As Shanghai enters the phase of existing space renewal, the revitalization of idle spaces in aging communities has become a key issue for improving grassroots governance and enhancing public welfare facilities. From the perspective of community governance, this study focuses on the challenge of idle community spaces in Ouyanglu Subdistrict, Hongkou District, by analyzing four practical dilemmas: idle existing space, deteriorated facilities, fragmentation between parks and communities, and misalignment between supply and demand. Leveraging the cultural and tourism resources of Lu Xun Park, this study proposes an revitalization pathway that emphasizes park-community collaboration, lightweight renovation, and differentiated operation, aiming to establish a low-cost yet sustainable spatial governance system. This approach seeks to provide practical references for revitalizing existing spaces in aging communities within megacities, optimizing community services, and advancing the development of a “15-minute life circle.”
