我国房地产企业并购浪潮的原因及其影响
The Causes and Effects of the M & A Tide of Real Estate Enterprises in China
摘要:
近年来,我国房地产市场出现大规模并购事件,反映了房地产行业增速放缓、竞争加剧、门槛提升的现状。我国房地产企业并购大多是为以项目和土地为主导的横向并购。“供给侧”改革、“一带一路”战略引导、区域市场非均衡发展、土地供给紧张、融资渠道收紧和房地产行业竞争激烈都加速了房地产企业的并购。房地产企业并购浪潮将促进房地产市场的集中和优化,以及房地产市场的专业化和品牌化,有助于提高房地产企业资源配置能力。
Abstract:
In recent years, large-scale mergers and acquisitions in China’s real estate market have reflected the slowdown in the growth of the real estate industry, intensified competition, and increased barriers. Most of the mergers and acquisitions of real estate companies in China are horizontal mergers and acquisitions dominated by projects and land. The “supply side” reform, the “One Belt and One Road” strategy guidance, the unbalanced regional market development, the tight supply of land, the tightening of financing channels, and the fierce competition in the real estate industry have all accelerated the M&A of real estate companies. The tide of mergers and acquisi-tions of real estate companies will promote the concentration and optimization of the real estate market, as well as the specialization and branding of the real estate market, which will help im-prove the resource allocation capabilities of real estate companies.
