摘要: 互联网新媒介改变了传统租房的场景与方式，繁荣的网络租房市场中日渐出现了严重的“群租”问题，严重危害城市治理。网络二房东角色的失范是互联网租房问题出现的导火索，互联网新媒介是网络二房东角色生成与作用的驱动机制，互联网新媒介为二房东赋权，使其能够在各类网络平台进行房屋租赁信息传播。同时互联网新媒介也为欺骗赋权，网络租房市场内各类角色的弱连接交往时缺乏身份信任机制。理解互联网新媒介的赋权机制有助于完善出租人和次承租人的权利保护机制，维护互联网租房市场的健康发展。

Abstract: New Internet media has changed the traditional scene and way of renting houses. In the prosperous online rental market, a serious problem of “group renting” has emerged day by day, which seriously endangers urban governance. The anomie of the second landlord’s role on the Internet is the trigger of the problem of renting houses on the Internet. The new Internet media is the driving mechanism for the generation and function of the second land-lord’s role on the Internet. The new Internet media empowers the second landlord, enabling it to spread the rental information on various online platforms. At the same time, the new Internet me-dia also empower people to cheat, and there is a lack of identity trust mechanism when all kinds of roles in the online rental market communicate weakly. Understanding the empowerment mecha-nism of new Internet media is helpful to improve the rights protection mechanism of lessors and sub-lessees, and maintain the healthy development of Internet rental market.
