人口流动对我国城市住房价格的影响分析
Analysis of the Impact of Population Migration on Urban Housing Prices in China
摘要: 城市住房价格作为影响经济社会发展、城市居民幸福感的一个重要因素,一直以来备受关注。通过对流动人口数据进行分析,我国流动人群呈现出由农村向城市、由发展缓慢地区向发展迅速地区转移的特点,与此同时,我国城市住房价格变动与我国人口流动相关特点呈现出一定相关性。进一步分析发现,劳动力向不同产业所在城市流动、升学人群向高校所在地的转移以及旅游探亲人群的流动对产业、高校以及目标消费城市所在地城市化发展会产生不同程度的影响,从而推动城市化发展进程,进而影响各地区城市住房价格。
Abstract:
As an important factor affecting economic and social development and the happiness of urban residents, urban housing prices have always attracted much attention. Through the analysis of floating population data, China’s floating population shows the characteristics of shifting from rural to urban and from slow development areas to rapid development areas, and at the same time, China’s urban housing price changes show a certain correlation with the characteristics related to China’s population flow. Further analysis shows that the flow of labor to the cities where different industries are located, the transfer of students to the location of universities, and the flow of tourists visiting relatives will have different degrees of impact on the urbanization development of industries, universities and target consumer cities, thereby promoting the urbanization development process, and then affecting urban housing prices in various regions.
