基于特征定价理论的成都市住宅价格影响因素分析
Influencing Factors of Housing Prices in Chengdu Based on Hedonic Pricing Theory
摘要:
本文应用特征价格理论分析成都市住宅价格的影响因素，首先根据文献回顾梳理出成都市的住宅特征变量，然后基于搜集到的成都市的住宅样本数据建立成都市住宅市场的特征价格模型。本文定量地研究了多个成都市住宅特征对住宅价格的影响程度，结果表明有9大住宅特征显著影响着成都市的住宅价格。
Abstract:
In this paper, the hedonic price model is used to explore the key influencing factors of residential prices in Chengdu. Based on the extensive literature review and the availability of actual data, we selected 22 residential characteristic variables in Chengdu and 101 valid research samples. Then, we use hedonic price model to establish regression relationship between the various features of residential housing prices, with changes in the quantity of housing characteristics to explain the price of residential. The results show that the 9 major residential features have a significant impact on the residential prices in Chengdu.
