基于网络数据对沈阳市商品住宅价格指数预测的分析

Research on the Prediction and Regulation Mechanism of Shenyang Commercial Housing Price Index Based on Network Data

摘要: 本文利用NLPIR语义系统提取文本信息并进行扩充分析，构造网络搜索关键词词库；再利用相关系数等对收集数据预处理与筛选形成最终词库，利用词库数据构建主成分分析和回归分析的组合模型，利用模型对沈阳市新建商品住宅的月度价格指数进行预测，并根据构造词库对沈阳市商品住宅的调控机制进行相关分析。

Abstract: This paper uses the NLPIR semantic system to extract text information and expand the analysis, construct the network search keyword word bank; uses the correlation coefficient to pretreatment and screen the collected data, uses the word bank data to build a combination model of principal component analysis and regression analysis, predicts the monthly price index of new commercial housing in Shenyang, and analyzes the regulation mechanism of Shenyang commercial housing according to the construction word base.
